J Alfonso Perez

Managing Member & Global Head of Acquisitions

Alfonso started investing professionally in real estate in 2005. Since then, he has participated in the structuring, development, and commercialization of over us$100 million in real estate assets. His investment focus has been in Georgia, South and Central Florida, New York City, Bogota, and Barranquilla, Colombia. In addition, he is one of the few shareholders of Hayuelos, a major Colombian construction company with over 500,000 sqft of retail and residential developments.

 

He recently completed a co-development of a six-story ground-up multifamily building in the Upper West Side of Manhattan. He also structured the acquisitions on behalf of Sentai and represents the company as a General Partner of Lemon Hill Ventures (LHV), a firm dedicated to investments and renovations of student housing in the Philadelphia metropolitan area. Since Mr. Perez joined the management of LHV, the company has grown over 3x in two years. In 2018, he represented Sentai in the negotiations to acquire 46 acres of land north of Orlando (Deltona).

Formerly a lawyer, he now focuses on real estate investment and development. He holds a master’s degree in Real Estate Development and Urbanism (MRED+U) from the University of Miami, executive education from the Program on Negotiation at Harvard University School of Law as well as in data science in real estate from the MIT School of Architecture and Planning and an LL.M. from Boston University School of law. As an attorney, he worked in the public and private sectors and was a permanent member of the International Chamber of Commerce on Intellectual Property in Colombia. He was also a guest law professor in Corporate Governance in Colombia’s top 5 law school (Universidad Javeriana) and a published author in Colombia and Argentina.

Edward Kaczmarek

Head of Development & Construction

For over 35 years, Edward has executed successful projects on behalf of his clients with teams in major cities from Los Angeles to Moscow spanning the USA, EU, Russia, and the Middle East. Throughout his career Edward has participated in every aspect of executing successful real estate initiatives, from early strategic decisions to finance, design and engineering, construction, and post-occupancy management and planning.

In August 1997, Edward relocated to Europe and established a private consultancy real estate firm focusing on real estate development, strategy and finance. There, he provides advice and services that address and resolve issues of concern to senior managers across multiple business sectors.

In August 2018, Edward relocated back to New York City and was appointed EVP of Design and Construction at Macklowe Properties to run the 1.2MSF/$2.0Bn development project at One Wall Street reporting directly to Harry Macklowe. One Wall Street includes 566-residential apartments, a 44,000SF Whole Foods grocery store, a 74,000SF Life Time Athletic facility, and a 80,000SF 200-year old Parisien retailer called Printemps. Printemps’ retail facility at One Wall Street will be their first in the USA. The amenities at One Wall Street include a private restaurant with a rooftop terrace overlooking the Statue of Liberty and New York Harbor on the 39th floor and a private fitness club with a 75-foot swimming pool on the 38th floor, to name a few.

During his tenure at Macklowe Properties, Edward was responsible for the day-to-day management of an internal team of 24-professionals and an external team of 35+ consultant teams, lawyers, public agencies, and the general contractor for the project / asset.

Recently, Edward was retained as a Senior Advisor for Belmond Hotel’s global real estate portfolio. His focus at Belmond was on design and construction issues related to strategic acquisitions, systems and procedures and ‘day-to-day’ operational issues for the Design & Project Development group at Belmond. His accomplishments while at Belmond include rescuing the 2024 season for a significant real estate holding in Italy. The 16th century former monastery was suffering from severe structural damage in December 2023 and was in danger of collapse, however, the team was able to expedite work through holidays and a shortened construction schedule to open successfully for the 2024 season thereby saving a significant seasonal revenue stream for Belmond.

Pablo Penuela

Managing Member and Head of Strategy

Pablo graduated as a business administrator from Boston University. Since then, he has become a Real Estate investor with over 15 years of experience. He participated in the development of numerous high-rise constructions and acquisitions in Miami, FL, until 2007. Since then, he has focused on high-end residential developments and auction acquisitions in the Miami area.

Pablo, a business administrator from Boston University, brings over 15 years of experience as a real estate investor to the table. His involvement in numerous high-rise constructions and acquisitions in Miami, FL, until 2007 and subsequent focus on high-end residential developments and auction acquisitions in Miami showcases his deep understanding of the real estate industry. 

Pablo worked with H and H development on several projects, including Solaris Brickell, Gallery Art, Mediterranea, Gables View, Douglas Place, and City Palms. He developed and implemented strategic sales plans to achieve high-level performance and client satisfaction there.

Pablo also collaborated with the development team to optimize marketing strategies and improve property sales, delivering exceptional customer service to clients ensuring smooth transactions and positive outcomes.

Co-founder at Nexxos Realty since 2008, where he played a key role in establishing and growing a successful real estate brokerage. Guided the company’s strategic direction, overseeing property acquisition, sales, and client
relations.

Pablo maintained strong relationships with clients, investors, and industry professionals.

Glen Andrews

CFO

With a distinguished career spanning over two decades, Glen has established himself as a prominent figure in the world of finance. His journey has been marked by significant roles in investment banking and private equity, based primarily in London, UK.

 

As an investment banker, at both Merrill Lynch and Lazard, Glen played a pivotal role in advising corporations and governments on mergers and acquisitions, privatizations, capital raising, and strategic financial planning. His expertise in navigating the intricacies of the financial markets and his ability to identify lucrative opportunities allowed him to build a reputation for delivering exceptional results. A trait that would later serve him in private equity.

 

His transition to private equity as an Executive Director at AGC Equity Partners in London, marked a new chapter in his career, where he continued to leverage his extensive experience in finance to drive value creation for portfolio companies. As a private equity executive, he was responsible for identifying promising investment opportunities, conducting thorough due diligence, and developing strategies to enhance operational efficiency and profitability. Among his achievements at AGC were the creation of a USD 500 million specialized shipping fund and the acquisition of a blocking minority stake ENEL Russia, where he served as a member of the board of Directors.

 

Glen serves as CFO of Sentai and is engaged day to day with the analysis of new and current investment opportunities and how best to structure and finance them.  He holds a bachelor’s degree in physics from the University of Pennsylvania and attended the MBA program at Hautes Études Commerciales (HEC) in Paris France.

Adrien Deseglise

New York Associate

Adrien is in charge of overseeing Sentai Capital investments on the northeastern coast of the United States.

Based in NYC, Adrien Deseglise is a real estate developer with over a decade of experience in acquisitions, design, and development. Responsible for sourcing assets and finding strategic partners, Adrien specializes in short-term rentals, value-add investments, construction and asset management. Adrien has developed nearly $35M of residential real estate in NYC.

 

Adrien began his career in architecture, receiving his Professional Degree in Architecture from Pratt Institute with a minor in Construction Management.

Karim Fayaz

Independent Member of the Board of Advisors

Karim Fayaz is a Project Engineer at Turner Construction Company, one of the major contractor companies in the US. Before joining Turner, he worked as a Facility Engineer at the Perez Art Museum, where he managed, among other projects, the renovation of the auditorium, the hanging gardens, and the garage daylighting. Mr. Fayaz holds a bachelor's degree in Civil Engineering, a Master's degree in Industrial Engineering, and a Master's in Real Estate Development and Urbanism. He graduated with honors on all three degrees. In addition to his strong work experience in engineering and construction, he has a genuine passion for real estate.

Liza Perry

Independent Member of the Board of Advisors

Liza graduated from the University of North Carolina - Chapel Hill in 2011 with a degree in journalism. She's worked on public relations and social media campaigns for a public relations agency that represented major consumer goods brands in Chicago. Liza went on to lead social media for Fortune 750 health care technology firm in Kansas City. After deciding to make a career change, Liza graduated from the University of Miami Business School with an MBA focused on real estate development. Currently, she's a project manager for CBRE's Miami Project Management Team, working a variety of construction projects in Miami-Dade County. Liza is on the Women United Executive Committee for the United Way of Miami-Dade and serves as a committee chair for CREW Miami. She's also active in the Urban Land Institute and supports Miami Homes for All.

Auore Nicaud

Independent Member of the Board of Advisors

Aurore is a lawyer accepted to the bar in France, Florida, New York, and Colombia where she has worked both as an in-house attorney and in law firms. As an in-house, Aurore has worked in some of the largest infrastructure projects of the continent and also has worked in some of the largest law firms in the world. She is currently an associate in Greenberg Traurig in the real estate and construction department. She always brings positive energy and creative ideas to the table. We couldn’t be happier to have Aurore on the team.
